Package A - Finding a tenant


Includes all property viewings, rental applications, credit/backgound check, tenancy agreements, move in/out inspections


Fee - Minimum finding a tenant fee of $395

Package B - Finding a tenant + monthly management & maintenance

Includes all property viewings, rental applications, credit/backgound check, tenancy agreements, move in/out inspections


Fee -  Minimum finding a tenant fee of $325 + 5% of monthly rent (minimum $50)/monthly
 

Package C - Monthly management & maintenance







Fee -
7% of monthly rent (minimum $60)/monthly
Effective Dec 20th, 2012 our rates will be changing to the above for any new business as well as any new lease terms for new tenants. The changes are as a result of a demand for the services of Reed Property Management and the need to bring in reinforcement to be able to deliver the same quality you expect out of Reed Property Management. All rates are a sample & exact numbers will be customized based of each unit owners required level of service.

Finding A Tenant
Includes all property viewings, rental applications, deposit collection, tenancy agreement, credit/background check (if applicable) & move in & out inspections. Monthly rent amount is approved by ____________________ (here after referred to as unit owner). The lease agreement will be signed by Rebecca Reed; Reed Property Management & all signatures will be witnessed by Kris Reed; Reed Property Management acting as the binding authority for the unit owner.

Projected Occupancy date - _____________________________________-

Conditions – Rebecca & Kris Reed; Reed Property Management will search for a tenant for the above mentioned unit by the projected occupancy date. If unable to fill by that date the property managers will continue services until filled at no additional cost.

Application Process – A prospective tenant must complete an application to be considered. Final approval will be up to unit owner. Generally we will require the following verification documents/information:
-Most current pay stub with year to date income &/or previous years T4; the rent is no more than 1/3 of their monthly income
-Equifax credit report (Tenant Screening Tool). If there are credit issues they must prove sufficient income & action plan for recovering credit score (at the expense of RPM)
-Telephone reference check with current landlord (if applicable)

Monthly Maintenance & Management

Minor repairs (requiring under 2 hours) including electrical, plumbing, lighting, appliances & inital diagnosis of issues shall be the responsibility of Reed Property Management. Anything major will be subject to unit owners’ approval & cost for a professional service person if required. Reed Property Management will respond to tenants’ requests via email, phone call or text within four hours between 8 am & 10 pm; 7 days a week. Rent collection will be the responsibility of the owner; eviction due to rent collection will not be the obligation of Reed Property Management. Monthly fees will start the first day of the rental agreement & can be paid by postdated check or direct deposit into Reed Property Managements account.
